According to the article: "The association said Monday sales in September were up 2.5 per cent from August -- the first month-to-month gain since March.
"Compared with September 2011, however, the number of deals across the country last month was down 15.1 per cent.
"The association said there was still a balance between the number of homes for sale and the number of buyers in September but conditions have eased."
The "slowdown" that the industry has experienced is attributed to the change in mortgage guidelines instated in Ottawa. The new mortgage regulations make it more difficult for first-time buyers to secure the funding they need to make a purchase. But Bennett asserts that an increase in housing prices has also skewed the statistics, making the slowdown appear to be more significant than it is.
"Sales below $175,000 were down 42 percent, largely, because prices have gone up and there is very little inventory listed below this price point," explains Bennett. "This is interesting, because upper scale condos listed at over $500,000, even those in the $1 million plus range, doubled in sales during 2012 as compared to 2011."
While the mortgage changes have derailed the purchasing plans of some potential buyers, Bennett asserts that condominiums have offered an affordable and convenient option to first-time buyers who are looking for luxury on a budget.
"Condominiums are an essential part of Ottawa's housing market right now," states Marnie Bennett. "These housing units offer all of the amenities that first-time buyers need -- maintenance, concierge services, parking, fitness centers, and more, depending upon the building.
