Zaio develops and maintains a secure database of high quality residential
housing appraisal research completed by local licensed appraisers. This research
is combined with site-verified photos, property information, comparable sales
history and values of virtually every residential property in cities.
Zaio recently licensed a third party utilizing a GIS-based photo collection
technology to accelerate its field operations and reduce the data collection
cost. Zaio licenses its database and technology to appraisers who inspect, and
appraise cities, one home at a time using Zaio's proprietary "GeoScore" rating
system. Each home is rated for features such as location, view, site, condition,
quality, parking, basement, and extras. During the third quarter of 2010, Zaio
completed valuations on 479,000 properties in the Las Vegas area and established
the industry's first valuation database backed by local licensed appraisers.
This success has now validated the company's core technology and defined the
time and cost associated with a scalable model which will be deployed across the
existing Zone appraisal network.
For the United States, Zaio has licensed its technology to Zone Data Systems,
which is owned and operated by 243 individual appraisal firms. Zone will now
absorb most of the operating expenses, with Zaio now earning a royalty equal to
50% of the net proceeds received by Zone. Zone currently offers complete
coverage in 32 of the top 40 Metro areas, and is actively expanding into
additional markets. Zone eventually expects to create a complete and
comprehensive database of every property in the 250 largest cities.
The company believes its database is ideally suited for the task of cleaning-up
and stabilizing distress market conditions in the United States.
The company has engaged MGI Securities to act as lead agent to raise up to $3
million on a best efforts basis. The private placement offering will consist of
secured, redeemable, convertible debentures at a price of $1,000 per debenture.
