Does one need a buyer’s agent now that Florida’s home market has cooled? One industry veteran says that their services are needed now more than ever.

(firmenpresse) - Florida’s housing market is finally showing signs of cooling. After years of record-breaking home prices and frenzied bidding wars, the latest data from Zillow suggests that the state’s average home value has dipped by nearly 4%, bringing the median price to around $386,500.

A Cooler Market Still Requires a Sharp EyeIn slower markets, sellers may be more willing to negotiate, but that doesn’t guarantee every listing is fairly priced. Listing agents, after all, are hired to represent the seller’s interests and maximize the property’s sale price. Without someone advocating for the buyer, it’s easy to overlook comparable sales data, property condition issues, or local market trends that suggest a lower offer.
“Buyer’s agents help bridge this gap. Unlike listing agents, who work for the seller, buyer’s agents are dedicated solely to the buyer’s interests. They bring market insight, local expertise, and negotiation skills to the table, so buyers can avoid common pitfalls and uncover opportunities that others miss.”
Buyer’s agents are particularly useful for accessing off-market listings not publicly advertised, thanks to their typically expansive networks in the markets they serve.
The Challenge: Finding a True Buyer’s AgentThe challenge for many buyers isn’t whether they need a buyer’s agent; it’s finding one in the first place.
