3 Questions Landlords Should Ask their Property Manager

If you're a landlord looking for a property manager, here are three questions you need to ask from the get-go. If the answer is no to any, move on.

(firmenpresse) - If you’re a landlord, or considering investing in a house or apartment to become one, the biggest favor you can do yourself is hire a professional property manager. Many people want to become an investor, but don’t have the time or expertise to successfully juggle all the administration and practicalities of running it as a successful business that turns a profit. A property manager will take care of all the day-to-day issues the venture involves, including advertising, marketing, legislative aspects, taxes, finding and vetting tenants, collecting rent, maintenance, emergencies, move-ins and move-outs, inspections, and much more.

But if you’re new to the idea of being a landlord, how do you know what to look for in a property manager? And how can you be confident they’re not just managing your investment property well, but also your financial goals?

The best assurances you can get are word-of-mouth recommendations, but barring that, include these three vital questions when you’re talking to them - and pay heed to the answers! (Hint: a “no” to any of these questions is a definite red flag.)

Are You Local?

One of the most important considerations when choosing a property manager is that they know the local real estate market. It’s not hard to understand how much better it is to work with a company based where your investment property is located, rather than one in another city. For instance, if you’re considering investing in the thriving city of Rochester, NY, you should choose a company based there; not only will they know every district like the back of their hands, they’ll be up to date with relevant by-laws and specific regulations, which is vital when it comes to ensuring that, as a landlord, you remain compliant. Being local should be a non-negotiable tick box!

Do You Have References and Testimonials?

Speaking of non-negotiable, being able to produce references or testimonials from satisfied clients is something that should be a breeze for any reputable property manager. In the first instance, you should check their own website for reviews, along with other platforms like Trustpilot, for example. But aside from that, ask the company you’re considering if they have any personal references from satisfied owners, tenants or tradespeople they work with. Word-of-mouth is the most valuable and authentic recommendation you can get.





Note: While there’s no official accreditation required to be a property manager, a real estate licence issued by the relevant state is usually required. Check with the company what licences and certificates they hold, and ask to see them (they’ll usually be displayed in their offices or on their website).

What Does Your Service Include?

While the fees charged by a company will vary, the services they offer should be roughly the same - although, of course, some will offer more bang for your buck, so it’s vital to get a comprehensive list of what they undertake to do for you. At the very least their services need to include: rent collection and disbursement, marketing and advertising, vetting and installing tenants, maintenance and emergency calls, administration as required, liaising with tenants in a responsive manner, and ensuring all compliancy issues are managed legally.

When you’re appointing a property management company or individual, there are many things to be considered - including your rapport with them and the confidence they’re working in your best interests. Ask these three questions first, then go from there - because if the answer to any of them is “no”, it’s definitely time to move on and not waste your time or money.
