A landlord should be able to expect their real estate manager to be contactable at any reasonable time. Failure to answer or return phone calls or email communication is not acceptable. You can usually tell from the outset what kind of a person someone is by the importance they place on being available to you. Responsiveness doesn’t end with their relationship with you, either; as your representative, they should also answer tenants’ queries and concerns in a timely, consistent manner as well.

They’re Transparent & Communicative

A professional real estate manager must be completely transparent with you in terms of the services they offer, what their fees do and don’t cover, and how your investment is faring at any given time. It is their responsibility to be on top of rent collection, arrears, any outgoing costs, and ensuring tenants are upholding their side of the lease, and they should communicate that to you in the form of regular reporting, inspections, and updates. No question about your investment property should be too hard for them – and this includes any taxation and compliancy issues.





They Have your Best Interests at Heart

At the beginning of your relationship with your real estate manager, they should suggest a comprehensive discussion regarding your financial goals. Some landlords can have an overinflated view of the rental value of their property, and a good manager with a thorough knowledge of the local market will ensure your expectations are realistic, based on facts, and fit with your long-term financial goals.

They’re Learning all the Time

Experience is invaluable, but so too is the willingness to put in the work to remain up to date with a changing market. It’s vital that the person you have in your corner taking care of your valuable asset has all the relevant facts at their disposal, and this means staying abreast of specific legislation regarding rental properties, your rights and responsibilities as a landlord, tenant rights and responsibilities, and how your investment can affect your tax.
