Heijmans subsidiary Proper-Stok signs partnership agreement for the Enschede Spoorzone Development District

On the 28(th) of September the Municipality of Enschede, has agreed on the
partnership between the Municipality of Enschede, De Woonplaats housing
association and Proper-Stok Developers, about the development of the first
phase of the Middengebied (Central Area) of the Spoorzone Development District
in Enschede. The first phase comprises the construction of 122 single-family
homes and flats, 120 parking spaces and 1,370 m2 of non-residential property.
Construction of the first homes will start in December. The development of the
overall Middengebied consists of several sub-phases and is projected to be
completed in 2017.
Proper-Stok was selected by the Municipality in 2009 as the area developer for
the first phase of the Middengebied. Proper-Stok coordinates the development,
quality monitoring and the execution of the entire plan in collaboration with
the De Woonplaats housing association in Enschede.
The signing of the partnership agreement means a quick start for the development
of this first phase. The parties are now working on the further development of
the plan in accordance with the urban development plan developed by West 8
Architecten which was adopted by the Municipal Council in December 2010.
Planning and Phasing
The overall Middengebied will be developed in five sub-phases. The first phase
to be developed is located at the site of the former Sanders Machine Factory, at
the corner of the Molenstraat and the Nieuwe Schoolweg. Building activities for
the De Woonplaats housing association's sheltered flats will start in December
2011.
Residential Building
Various types of homes will be built, including 86 owner-occupied single-family
homes in the mid and high-cost segment, 16 owner-occupied flats in the mid-cost
segment and 20 owner-occupied sheltered flats in the less expensive cost
segment. Prices vary from ? 144,000 to ? 400,000 (purchasing costs payable by
vendor).
